Overview

William H. Pounds, II began his successful career with Cushman & Wakefield of Pennsylvania Inc. In 1984 he was Cushman & Wakefield's top industrial broker in the nation. By 1985, Mr. Pounds focused primarily on commercial leasing and sales and was appointed as Cushman & Wakefield's Vice President. In 1989 he was promoted to Senior Vice President then to Senior Director. He founded and is President of WHPounds Commercial Real Estate, LLC.


Experience

Mr. Pounds has focused on the Southern New Jersey market since 1975. He is extremely well versed in not only office but also land, ground up projects, build-to-suit, investment sales and industrial real estate.

To date transactions (building leases and sales) total over 5 million square feet and land sales are calculated at over 2,000 acres. The aggregate value of transacted property exceeds $500 million.

Past accomplishments include the sale of the Garden State Race Track, sale of the former Latin Casino to Subaru for its National Headquarters, sale of the Zurich American building to Whitesell Enterprises and the sale of the Mid-Atlantic Corporate Center to Reynolds Metals. Major lease representations include such companies as HMO, RCA, G.E., Martin Marietta, Continental Insurance, Computer Associates International, AUS, Curtis Publishing and Glaxo Pharmaceutical.

Education

Mr. Pounds graduated from Mount St. Mary's College with a B.S. degree. He has been a frequent speaker on a national and local basis to professional real estate organizations such as NAIOP and SIOR. He has provided expert testimony before various judicial bodies.

Creative Transactions

Former Latin Casino, Cherry Hill, NJ - With only 12 hours notice, Mr. Pounds was called as an expert witness in bankruptcy court to demonstrate the marketability of the 64,000 SF obsolete dinner theatre on Route 70 in Cherry Hill, New Jersey. As a result of Mr. Pounds' testimony, the court held off an undervalued bid made at an auction. Because of his reputation and knowledge of the Southern New Jersey marketplace, Mr. Pounds was appointed the exclusive agency on the sale of the building by the court and was given only 90 days to procure a suitable purchaser.

Subaru's North American Headquarters, Cherry Hill, NJ - Mr. Pounds obtained the exclusive right to represent Subaru of North America, Inc. in its search for a new corporate headquarters. The firm was considering the California, Philadelphia, and Southern New Jersey areas. Unable to locate the ideal site for a build-to-suit, Mr. Pounds independently contracted a team of architects and space planners to redesign the facade of the interior of a functionally obsolete facility to accommodate Subaru's needs. He also had several distinguishing features of the company's existing headquarters incorporated into the plan. Although Subaru had emphatically rejected the building as a possibility several months earlier, the plans convinced the company to purchase the property.

Lease to Fidelity Bank, Burlington, NJ - Mr. Pounds was selected by Fidelity Bank to locate a 150,000 SF facility for use as the bank's operations center. As a result of creative thinking and due to a shortage of available mid-rise facilities, Mr. Pounds was confident a defunct manufacturing center in Burlington County could be transformed into an ideal banking center.

Mr. Pounds commissioned architects, space planners, and engineers to prepare plans and feasibility studies to convert the structure into a modern office operations center. Fidelity was pleased with the building location as well as the tremendous savings the company would realize in rent and overall costs. The bank leased the space and subsequently renewed several times.

Mr. Pounds has sold over 2,000 acres of prime acreage in Southern New Jersey, many of which have been developed into the main business corridors:

Represented the purchaser, Travenol Laboratories, and the seller, Pureland Associates, in the build-to-suit sale of a 106,000 SF regional distribution facility in Pureland Industrial Park.

Represented Garden State Park in the sale of 286-acre racetrack.

Represented Whitesell Enterprises in the purchase of 25 acres at Route 38 and I-295 in Mt. Laurel, New Jersey. This is now part of Laurel Corporate Center.

Represented Prudential Insurance in the sale of the Mid-Atlantic Corporate Center, a 250-acre industrial park to Reynolds Metals Development.

Represented the purchaser, Whitesell Enterprises, and the seller, Exxon Company, in the purchase of 25 acres at the intersection of Route 38 and I-295 in Mt. Laurel, New Jersey.

Represented both parties in a lease/sale package. Mr. Pounds signed a 28,000 SF lease with RCA at 300 W Rte 38, Moorestown and concurrently sold the property to a private investor.

Represented J. I. MacNeish in the purchase of 138 acres at the intersection of Route 38 and I-295 in Mt. Laurel from M.G. Properties.

Represented the purchaser, the Seltzer Organization, and the seller, Colt Industrial, in a 144-acre transaction at the intersection of Route 38 and I-295 in Mt. Laurel, New Jersey. This is now known as Bishop's Gate.

Represented Legg Mason in the sale of Larkhall Business park, Mount Laurel, New Jersey to Pitcairn Properties.

Represented Whitesell Enterprises in the purchase of 78 acres at Creek Road and I-295 in Mt. Laurel from Gerard Builders. The property, now known at Laurel Creek, has become part of a 500-acre assemblage, which will contain office, retail, and residential properties as well a championship golf course.

Represented the purchaser, J.W. MacNeish, and the seller, Gerard Builders, in the sale of 90 acres at the intersection of 38 and I-295.

Represented Whitesell Enterprises in the purchase of 46 acres at Route 38 and I-295 in Mt. Laurel from the Bowman farm (part of Laurel Corporate Center).

Represented Whitesell Enterprises in the purchase of 50 acres at the intersection of Route 38 and I-295 in Mt. Laurel from Reinke Investment Group (part of Laurel Corporate Center).

Represented Gerald Builders, seller, in the sale of 75 acres on Mount Holly Road and I-295 in Westhampton to Emory Mill McConnell. This is now Highland Corporate Center.

Represented The Seltzer Organization, seller, in the sale of 180 acres at the intersection of Route 38 and I-295 in Mt. Laurel. DKM was the purchaser of the $18 million improved commercial site.

Represented the Lokey Company, and the seller, Hunter Pointe, Inc. in the purchase of a $2.3 million approved residential apartment site in Philadelphia. The Lokey Company was the purchaser.

Represented DNAP, the seller in the sale of 64 acres to IKEA. The site was selected for a new 750,000 SF distribution facility.

Represented Lockheed Martin, the seller, in the sale of 58 acres with 500,000 square feet of buildings to be demolished. The Rubin Organization was the purchaser. This is now a retail power center across the street from the Cherry Hill Mall.

Represented RMS Technologies in the purchase of a 22,294 SF office building at 7 East Stow Road, Marlton, New Jersey.

Represented JVT Group, Inc., the seller, in the disposition of its 18,000 SF office building in Haddonfield, New Jersey.

Represented Legg Mason Realty, the seller, in the disposition of the 65,000 SF at 1025 Briggs Road in Mt. Laurel, New Jersey.

Represented the Greater New York Savings Bank in the sale of a 50,000 SF office building at 20 Brace Road, Cherry Hill, New Jersey.
